ADA Standards for Handicap Stalls

The ADA as passed in 1990 by the American Congress gave people living with disabilities protection from inequity as a result of their disabilities. ADA now expects employers to make sure their handicap stalls are ADA compliant.  
The existing ADA handicap stall compliance standards are delineated in the 2010 ADA Standards for Accessible Design, making all the available physical construction and alterations subjected to these requirements now.  
Here are a number of the major points related to ADA-compliant parking lots. 
 
  • Accessible Parking - This should be sited at the shortest suitable road to the building. This may not automatically be the parking spaces physically nearest to the building, but spaces that provide the easiest access to the entrance of the building. ​

  • Fewer than 25 Spaces Parking Lot – The lot must be accessible, even if it has one space only. In addition, one more accessible space is necessary for each of the additional 25 spaces. 

  • 501 to 1,000 Spaces Lots – For these types of lots, accessible spaces should make up 2% of the whole sum or total.

  • Lots that have 1,001 Spaces or More - 20 spaces are required to be accessible, in addition to one for every 100 spaces (or part of 100 spaces) that is more than 1,000. These numbers are established lot by lot. Therefore, each lot is considered individually, even if three separate parking lots are available on one site. 

  • Van Accessible Stalls – ADA states that a minimum of one in every six accessible stalls must be van accessible. 

  • A van-accessible Space – This should be 8 feet wide and adjacent to an 8-foot access aisle for a total of 16 feet. The accessible space for a van must be at a least 8 feet wide, measured from the middle of each boundary stripe.

  •  The Shortest Accessible Route - There must be accessible spaces located on the shortest accessible route between a parking and the building it is serving. ​

  • Access Aisles – An adjacent access aisle of at least 5 feet wide will serve accessible stalls. Two spaces can be used for a common access aisle except for angled van accessible stalls that need their own access aisle on the right side of the vehicle. 
 
  • Ground or Floor Surface – In this case, the access aisles must be sited at the level with the parking spaces they are serving. Modifications in levels are not allowed. An exception to this rule is for slopes that are not steeper than 1:48, which shall be allowed at the aisles and stalls. This is a fairly common violation.  
 
  • Accessible Stall Dimensions – Standard van-accessible stalls must be at least 11 feet wide or at least 8 feet wide with an 8-foot wide access aisle, while accessible stalls must be at least 8 feet wide for it to be ADA compliant. 
 
  • Identification Signs - Identification signs for parking space shall consist of International Symbol Accessibility. In order words, signs identifying van parking spaces shall have “Van Accessible” as its designation. These signs shall be 60 inches minimum higher than the finish floor or ground surface, to be measured to the base of the sign.  
 
  • Vertical Clearance – A vertical clearance of a minimum of 98 inches must be provided by parking spaces for access aisles, vans, and vehicular routes serving them. Van-accessible stalls are permitted to be grouped together on the ground floor instead of through all the floors. This gives room for lesser vertical clearance and shallower floor to floor heights at the upper floors. 
 
  • Van Accessible Stalls – ADA stated that one-sixth of all accessible stalls must be van accessible. 
 
  • Accessible Stall Dimensions – Standard van-accessible stalls must be at least 11 feet wide or at least 8 feet wide with an 8-foot wide access aisle, while accessible stalls must be at least 8 feet wide for it to be ADA compliant.
